HILTON HEAD ISLAND, S.C. — Two pieces of Hilton Head Island land that could have held 211 homes will stay open after the town and Beaufort County closed deals worth $18.2 million, split evenly between them.
The bigger deal is the outright purchase of 9.5 acres at 33 Broad Creek Marina Way, once home to the Adventure Hilton Head zip line, go-kart track and adventure course. The business closed before the $15.4 million sale. The town will fence the site, stabilize the ground and pull out the track and zip line, with work set to be bid and finished by the end of 2027. It is also weighing future public access along the creek.

The second deal is a $2.8 million conservation easement on the 8.64-acre Simmons Tract at 584 Spanish Moss Road, which stays with descendants of Gullah boat and truck operator Charlie Simmons Sr. A county land trust will hold the restriction, and there is no public access to the property.
Mayor Alan Perry said Town Council is united on buying land to manage growth. The county share came from its voter-approved $100 million Green Space Program, which has now protected 53.04 acres on the island across five properties since 2024.
