Sun City Hilton Head is Del Webb Corporation's flagship East Coast 55+ community — a 5,100-acre master-planned active adult development in the Okatie area, straddling Beaufort and Jasper Counties near Bluffton. Del Webb began scouting the area in 1992 and in June 1993 negotiated to purchase the land from Union Camp Corporation, a timber company that had held the property for decades. Governor Carroll Campbell joined the January 1994 announcement of the project, which promised 8,000 homes, three golf courses, and a community designed to redefine active adult living in the Southeast. The community opened in 1995 and has since grown to nearly 10,000 permanent residents across three phases, with new homes actively under construction as of 2025. Three 18-hole golf courses — Hidden Cypress, Argent Lakes, and Okatie Creek — anchor the amenity program alongside three clubhouses, multiple pools, and over 100 resident-organized clubs.
