History
Charles Fraser founded the Sea Pines Company in 1956, launching one of America's earliest and most influential master-planned resort communities on land his family had purchased for timber. Guided by landscape architect Hideo Sasaki's master plan, Fraser mandated strict Architectural Review Board standards, set aside one-fourth of the land as permanent open space — including the 605-acre Sea Pines Forest Preserve — and redesigned roads around protected specimen trees. Harbour Town Golf Links opened in 1969, putting Sea Pines on the international map; the RBC Heritage Presented by Boeing, held there annually, is the PGA Tour's only official event in South Carolina. The Baynard Ruins, a National Register-listed antebellum plantation complex dating to the 1790s, survive on Plantation Drive. Charles Fraser is buried beneath the Liberty Oak at Harbour Town Yacht Basin, the same live oak he ordered an engineer to redesign the marina around rather than remove.
Architecture & Housing Stock
Sea Pines spans more than 5,000 acres — roughly one-third of Hilton Head Island — and contains homes ranging from compact mid-century cypress cottages designed under Charles Fraser's original Architectural Review Board standards to contemporary marsh-front estates exceeding 9,000 square feet. Most lots range from 0.4 to 1.2 acres, and exterior changes require ARB approval. Trees were considered protected assets in Fraser's original covenants; roads and fairways were redesigned around specimen live oaks and longleaf pines, a practice the ARB enforces to this day. The community includes five miles of ocean beach, the 605-acre Sea Pines Forest Preserve, freshwater lagoons, and sweeping Calibogue Sound vistas. The Baynard Ruins — a National Register-listed antebellum plantation site built by Captain Jack Stoney in the 1790s — sit on Plantation Drive within the community.
Active and recently sold homes in Sea Pines range from $450,000 to $12,500,000, with floor plans spanning 900–9,500 square feet. View current listings →
