HILTON HEAD ISLAND, S.C. — The first apartment complex on Hilton Head Island reserved entirely for people with jobs on the island is in its final stretch of construction, part of a wider wave of rental building across Beaufort and Jasper counties.

Northpoint on Jarvis Creek will hold 157 units, with monthly rents running from $1,500 to $3,600. Applications are expected to open in late 2026, and the first tenants should be able to move in during early 2027.

The Town of Hilton Head Island built the project as a public-private partnership with OneStreet Residential on an 11-acre Town-owned tract along William Hilton Parkway. Under the deal the town leases the site to the developer for 65 years and picked up $1 million of qualifying costs, money drawn from American Rescue Plan funds.

Teachers, first responders, health care workers and caregivers are the kinds of tenants the town has in mind, and every household must include someone working on the island.

Elsewhere in the region, a 360-unit complex near Exit 8 off I-95 in Hardeeville has started pre-leasing, and a four-story luxury project near Buck Island and Simmonsville roads in Bluffton is set to wrap up next summer.
